Orientbell Tiles recently launched a series; Building A New India in association with TV9 Bharatvarsh. The series aims to bring key policy makers, builders and thought leaders to reimagine the realty sector.

In the first episode, we brought renowned names in the real estate sectors like; Mr. Pradeep Aggarwal, Chairman, Signature Global, Mr. Praveen Jain, CMD, Tulip Infrastructure & key policy maker and chairman of top regulatory body, RERA, Mr.KK Khandelwal on one podium to discuss Affordable VS Premium Housing.

The panel was moderated by celebrated journalist – Priyanka Sambhav and here are some key takeaways from the first episode:

1. Speaking about the importance of RERA, RERA Haryana Chairman Mr. KK Khandelwal pointed out how RERA had helped put an end to the duping that people were commonly facing.

He mentioned, “Not giving possession of the property on time, making false promises of certain facilities and delivering something else, taking money from investors and then not starting the construction, made people lose confidence in builders and kept them on a constant guard against cheaters. And when this started happening with a lot of people in Mumbai, Gurugram, Noida, there was a need felt for the development of this law (RERA law).”

2. Mr Khandelwal also mentioned that RERA is not licensing, only registering the information of the project. Any project that is advertised will have to be registered with RERA

3. People buy what they see & with technological advancement, now tiles that used to come at  Rs250-300 sqft now are available at Rs.50 sqft which is of even better quality product along with other construction material products like paints and concrete.

4. Mr. Pradeep Aggarwal of Signature Global mentioned in his statement that Affordable housing has changed the housing segment. Almost 90% of the population of the nation can only afford affordable housing.

5. Mr. Aggarwal also mentioned Deen Dayal Jan Awas Yojna where smaller plots can now be provided to the builders. Which enables common man to avail smaller plots to build his home.

6. Tulip Infratech CMS Mr. Praveen Jain observed that due to the increase in people

7. Who work from home due to Covid19, more and more people are leaning towards investing in bigger houses so that everyone has their own personal space.

8. Mr. Rajiv Nehru InMarket Lead AsiaPac at RICS presented a technical angle and commented on how the quality of the material being used by builders for affordable housing has improved and in a lot of cases is better than luxury housing. He even mentioned that now affordable housing builders are also offering parking spaces, attracting millenials that are looking for homes with attached parking.
